Here’s how I did it ☝🏻 For starters, this never felt possible for me. I was never taught how to save, budget or plan for an expense such as this and just assumed renting was my only option. But then, I decided to figure out a way forward. 📍 The Starting Point - I had become a member of a national credit union and found that they offered a 0% down mortgage option. Fun fact: Many credit unions, like Navy Federal, allow you to join if you have a family member in the military - you don’t have to serve yourself. However, we decided to work with a local lender on a 3.5% down FHA loan (I’ll explain later) 💵 How I Saved - I was working in sales selling mattresses at the time (yes, mattresses) while my now wife and I rented a $900/month townhouse. I was strict about saving every dollar and was able to set aside $10,000 over the course of a few months. No coffees out. No concerts. No dining out. 👨🏼‍💻 The Process - To this day I claim the same thing: finding the right loan officer helped everything else fall into place. Now, I mentioned that we decided to use a local lender and a 3.5% FHA loan instead of my credit union. The reason for this is that the national credit union was moving too slow for us in the fast paced market we were in. Anyways, our agent recommended a local lender and an amazing loan officer and I was completely transparent with him about how much we had saved for closing. My agent and him found every closing credit and option available to make closing a possibility for us.
